Vulcan Basement Waterproofing of Pennylvania

Our headquarters is located in NE Philadelphia and has been in the same building for over 25 years. These points are important because, while the uninsured, unlicensed contractor may charge a lower (or higher) price, they aren't committed enough to their business to invest in it properly and, as a result, aren't likely to be motivated to do a good job. In addition, since they don't take their business seriously enough to be licensed or insured and employ their own people, they may not intend to be around very long. Not a good prospect if anything should go wrong down the road. Many of our employees have been with us for 20+ years, which gives us the ability to say we have “Hundreds of Years Experience” in basement waterproofing.

Water in your basement does not necessarily mean you have a basement water problem. First, try to determine where the water comes in “from”. A puddle on the floor is often not where the water came in from but where the low spot in the basement might be. If you notice water, and it hasn’t been raining, check pipes in the area for leaking or sweating. On hot summer days, condensation dripping off pipes or forming on the cooler walls and floor of the basement is a common problem and also check the A/C condensate line and/or pump for blockage. Check the hot water heater for leaks from the tank or the relief valve and if either is leaking call a qualified plumber or heating contractor. Are there any obvious cracks in the wall or floor and if so, are they leaking when it rains? Is the water coming in over the top of the basement wall or up from where the wall and basement floor meet? If you have a sump pump, is constant, unswitched power provided for the pump and does it come on automatically when necessary? Does the sump pump discharge line leak? Does the discharge line lead to an exterior French drain or downspout drainage system? Are the discharge line and French drain/downspout drainage system free of obstructions including ice or snow? Once you have determined you have a water problem in your basement, and you have an idea where it comes in at, you can then address it. There are many different solutions to control or stop water seepage into the basement but there is no one, single method that solves all problems. If your problem is dampness or condensation on the walls, floor or pipes, try lowering the relative humidity in the basement by using a properly sized dehumidifier or provide adequate ventilation and wrap the pipes with pipe tape or foam insulation. If the water is coming over the top of the wall, or very high on the wall, extending downspouts, adjusting the grade around the foundation, installing a French Drain or creating a swale are a few things to consider. If water is coming in from window wells, try digging the inside of the well deeper and installing stone back to the original level of the dirt to allow the water to percolate faster into your perimeter drain system. For wall cracks high on the wall, try sealing them from the inside and outside if possible, with a quality caulk and/or hydraulic cement. For lower cracks you can excavate the foundation and seal the cracks from both the inside and outside or if you don’t want to excavate you can bleed the crack into an existing interior basement drainage system. The lower the water comes in, the harder it is to control by patching alone because hydrostatic pressure is greater the closer you get to the footing. Basement systems, such as interior pressure relief systems or exterior footer drains, will help eliminate the adverse effects of hydrostatic pressure on the foundation and will often stop water from entering the basement whether you patch any cracks or not, by eliminating the pressure that forces water through them.
